Primary Duties
We provide company vehicle (business use only) and all essential equipment, which must be kept clean and in good working order. The standard work week is Monday through Friday from 7:30 a.m. to 5:00 p.m. with rotating on-call schedule, however; technicians are required to work overtime and weekends when needed. Technicians work out of our Jenks locations with some short overnight travel required to assist technicians in Kansas and Missouri.
Qualifications

Must be in good health, able to lift and move 75 lbs, willing to work outdoors in both the heat and cold. Allied Property Management is seeking a Lead Maintenance Technician who has HVAC experience for a multi-family apartment community in the Oklahoma City area. This position will supervise and coordinate activities of maintenance team members and outside contractors to ensure the building structure, grounds and individual units are well maintained and kept in good repair.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Reliable attendance
Ensures the completion of resident service requests within one (1) business day except in extraordinary circumstances
Coordinate repairs, installs and/or assembles interior and exterior wood structures
Assembles, installs and repairs pipes, fittings, and fixtures for heating, water, and drainage
Perform all maintenance and repair work (major and routine) for the apartments, supportive buildings, common
areas, breezeways, irrigation systems, and grounds. Repairs fences, gates, walls, and walkways
Assists porter/housekeeper as directed
Completes turnkey work in vacant apartments which includes but is not limited to debris removal, repairs and
replacement, paint, lock and key rotation and inspection. Following the Make Ready Procedure.
Coordinates housekeeping and carpet & floors repairs as needed with vendors and Community Manager
Conducts work using sound safety practices in accordance with APM Safety Manual. Provide technical guidance
to personnel engaged in the maintenance, repair, adjustment, or replacement of all mechanical and
architectural systems related to the apartments
Paints all interior and exterior surfaces related to the apartment community: includes parking lot striping, curbs,
handrails, utility devices, and other painted or stained external units
Performs maintenance, repair, and operational tasks on swimming pool equipment
Follows the Fair Housing Act at all times
Directs employees and outside contractors in apartment renovation such as cleaning, painting, carpet/floor
replacement, counter repairs, appliance repairs, etc.
Directs employees and outside contractors in the response to Maintenance Service Requests
Directs employees and outside contractors in performing structural repairs to masonry, plumbing, woodwork,
irrigation systems, swimming pools, spas, etc.
Responsible for identifying and immediately correcting any known life-safety hazard at the site
Acknowledges receipt of all goods and materials delivered to the property for maintenance repairs
Supervises and approves all work performed at the site by outside contractors
Conducts regular safety meeting with maintenance staff and is responsible for ensuring compliance with all
Hazardous Materials and MSDS requirements
Collaborates with Community Manager to establishe the work schedule for maintenance staff
Assists the Community Manager in planning and administering the maintenance budget
Ensures the maintenance shop is neat and organized when work completed at all locations
Notifies Community Manager of any conditions that are unsafe or are areas of concern and recommends resolutions
Participates in after hours and emergency response
Perform and complete Preventive Maintenance Report quarterly on all units, leasing office, laundry facility.
Creates and maintains a positive environment for staff and promotes a high quality of rental-living experience
for the residents
SUPERVISORY RESPONSIBILITIES: Supervises the maintenance technician(s). Carries out supervisory responsibilities in
accordance with the APM policies and procedures and applicable state and federal laws.
