Maintenance Technician Job Overview:
Maintenance Technicians perform general repairs in and around hotel as needed to ensure our hotel stays in top physical condition for our guests. This is done through a preventive maintenance program, responding quickly to requests from our guests and other team members, and having an eye for detail. Additionally, Maintenance Technicians contribute to the overall safety and security of the hotel by reporting damage, following safety rules, and assisting in emergency situations.
Primary Responsibilities:
Completes assigned work orders in the required time frame
Assists and responds to guest requests
Secure and maintain tools, work spaces and equipment
Adjust and/or repair mechanical, guest room, and hotel equipment as needed
Manage building controls and shutoffs in the event of an emergency
Notify manager of needed supplies and equipment
Track and update log sheets and work assignment records
Preventative maintenance of guest room and public spaces as assigned
Qualifications:
Demonstrated initiative in completing tasks accurately and on time
Ability to troubleshoot complex systems or problems effectively and efficiently
Effectively communicate with our guests, vendors, and team members
Ability to manage and prioritize assigned tasks
Ability to work alone and make accurate independent decisions as needed
Work Environment:
This job is performed throughout the hotel and surrounding grounds, occasional exposure to extreme temperatures while working indoors or outdoors.

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
Frequently position self to perform the various duties of the job such as: working on ladders or elevated platforms, making repairs in tight spaces such as electrical closets and mechanical rooms, and performing routine testing of the pool. Constant physical movement in and around the hotel is required to perform the various duties of the job. Frequently operate hand tools (such as hammer, screwdriver, pliers), power tools (such as electric drill, saw, solder), painting equipment, key cutting machine, grounds keeping equipment and snow removal equipment. Exposure to hazardous materials on a daily basis. Occasionally transport up to 300 lbs., position up to 75 lbs., and will move up to 75 lbs.

PURPOSE OF POSITION:
To properly maintain, troubleshoot and repair facility and production equipment to ensure proper and safe use.
MAJOR RESPONSIBILITIES (ESSENTIAL JOB DUTIES):
• Use and conduct proper care of PPE
• Advanced troubleshooting of critical equipment upon failure
• Preventative maintenance
• Moving and setting up equipment
• Interpret diagrams (hydraulic/electrical schematics), operation manuals, and pneumatic systems
• Wiring of equipment and electrical drops within a high voltage area
• Installation and repair of plumbing
• Repair or correct safety concerns
• Welding, cutting, brazing and soldering as needed
• May operate milling machines, drill presses, and lathes
• Support RCI events
• Clean equipment and work areas to enhance housekeeping (5S)
• General building maintenance
• Use computer to look up any necessary information required to perform job duties.
• Follow established safety, environmental and quality policies, procedures and practices
• Maintain work area and shop tools/equipment
• Maintain daily time records

EDUCATION, EXPERIENCE, AND SKILLS REQUIRED:
• High School Diploma/GED required.
• Ability to read, write, and comprehend required.
• Basic computer usage knowledge required.
• Demonstrated ability in the operation of CNC equipment and other specialized equipment
• Associates Degree in Electronics Engineering, Industrial Maintenance or other similar field or 5 years Industrial Electrical/Electronic experience desired.
• Experience with hydraulics and pneumatics desired
• Mechanical background to include troubleshooting skills desired
• Knowledge of PLC’s and Motor Controls desired
• Electrical knowledge in industrial/commercial environments, including 480 volt 3 phase and multi-meter usage
CERTIFICATION AND TRAINING
Ability to pass forklift certification if required.
WORK ENVIRONMENT
Varies at each location, but could be extreme hot or cold, depending upon weather conditions.
Job tasks may be inside or outside.
Electrical hazards, elevated surfaces, moving objects, chemical or dust, mechanical hazards, vibrations and noise

Position Summary:
The Property Maintenance Technician is responsible for the daily upkeep of the entire property. He/she must monitor, maintain, repair and perform preventative maintenance on hotel property and equipment. Perform general maintenance duties as required. He or she is required to live on property during the term of employment and is required to follow all guidelines outlined in the “Terms of Guest Agreement” that is provided to guests. Additionally, this position is required to be on call for emergency situations. This position will also function as the Property Attendant one or two days each week as determined by the General Manager/Regional Operations Manager.
