Job Description:

A loan processor is responsible for evaluating, authorizing approval or deny applications for people or businesses. Loan processors act as a liaison between customers and financial institutions who assist qualified applicants acquire loans in a timely manner. Additionally, loan processors meet with customers to determine their needs and recommend the best loan products to help meet their financial goals. For those clients undergoing financial hardship, loan processors help with determining ratios and metrics to set up debt payment plans. Loan processors can work with consumers, businesses, or home ownership.

Job Responsibilities:

  • Work closely with assigned loan officers
  • Review initial loan approval and work with borrowers to gather appropriate documentation
  • Collect all required documentation for the loan package
  • Submit completed loan package to submission department
  • Actively follow up with loan officers and borrowers to satisfy all prior to document conditions
  • Ensure that all files are falls within the lending guidelines
  • Prepare initial closing disclosure and loan document
  • Communicate with other professionals, including Escrow officers, Title officers, and Attorneys
  • Coordinate with the funder to meet all funding conditions to close loans.

Required Skills/Abilities:

Essential Duties:

  • Support Loan Origination with tasks related to completing the mortgage loan applications.  Assist with running reports (AUS, Fannie Mae, Freddie Mac, USDA's, etc.) and/or importing information from credit reports.
  • Generate initial disclosures for Loan Originators review in accordance with the TILA-RESPA Integrated Disclosure Rule (TRID).
  • Collect documentation from borrowers at the direction of the Loan Originators and the loan system, enter document information and submit to wholesale lending organizations for conditional approval.
  • Manage the statuses and follow-up communications with mortgage services providers such as appraisers and title companies.
  • Work with wholesale lending underwriters to secure conditional approval and clearance to close.
  • Validate Final Closing Disclosure (Final CD) information and resolve any missing or mismatched data before closing the loan file.
  • Execute a Closing Checklist to confirm that all regulated and reportable information is captured in a loan file before closing the file.
  • Run and distribute various reports on a recurring basis.
  • Participate in process improvement projects.

Requirements

• Receives submitted loan applications from loan officers. Ensures application package is complete and accurate, including all initial disclosures.

• Inputs loan application or reviews previously submitted loan application data in Bank’s Loan Origination software system (LOS).

• Audits loan file documentation to confirm appropriate & accurate receipt and completion of any/all application documentation including, appropriate signatures, dates and other relevant data.

• Prepares required initial or amended disclosures within required time frame.

• Orders flood certifications, appraisal reports, title requests & credit reports.

• Communicates loan status’ and related documentation deficiencies to loan officers.

• Tracks commitment to ensure that all pre-closing conditions are satisfactorily met and provides approving officer with exhibits for evaluation & sign off on all pre-closing conditions.

• Resolves any post-closing quality control issues.

• Experience with Encompass and/or Mortgagebot LOS a plus.

Responsibilities

  • Review all loans and registrations for completeness and accuracy. Responsible for communicating and obtaining the Account Condition Letter (ACL) per Regulation B requirements.

  • Collect, analyze and ingest document to clear ACL conditions.
  • Update loan origination system with the information from collected documents and re-run Desktop Underwriter (DU) or Strata as appropriate.
  • Assemble and submit completed file to Underwriting (UW); clear manual conditions, cure title issues, resolve appraisal discrepancies with appraisal review group as needed.
  • Clear any prior-to-fund conditions that arise after final UW approval before passing loan to Closing.
  • Remain main point of contact with borrower through closing and funding and answer any questions that borrower may have (e.g. questions on the Closing Disclosure).
  • Manage and cure any QC loan issues that require borrower communication.
  • As required, ensure proper re-disclosures are prepared and delivered to the member within regulatory guidelines based on identified change in circumstances

Qualifications

Education and Experience

Equivalent combination of education and experience is considered.

  • Bachelor’s degree or a combination of education and experience that provides the necessary skills and knowledge to satisfactorily perform the essential job functions.
  • Minimum of one (1) year of experience preferably in residential mortgage lending in 1st Trust Mortgage or Home Equity processing/closing is preferred.

Work Environment

While performing the duties of this job, the employee is regularly exposed to an indoor office setting with moderate noise.

*Most roles require working in an office setting with moderate noise and the ability to lift 25 pounds.*

 

Travel

Ability to travel to various worksites and be on-call is required.

What You Will Be Doing

ESSENTIAL JOB FUNCTIONS:
The primary role of the Loan Processors is to review a mortgage loan application and supporting documents in accordance with stipulated guidelines and to render a credit decision.
This will include, but not be limited to, the following activities:
Review asset documents and calculate assets
Review employment details and calculate income
Review credit report and validate liabilities and credit-worthiness
Review the sales contract
Review mortgage insurance
Review appraisal and perform compliance checks
Notate any required credit and/or closing conditions and subsequently review and sign off on them
When the documents/information are received/reviewed, issue a final approval, Clear to Close or adverse action on a loan
Update the LOS with all required/pertinent information

Experience with FHA, Conventional, or VA.
